Add value to your home this Spring

We read a great article in the Yorkshire Post’s property supplement the other week around home makeovers and what kind of value you can add to your house if you make some changes.

Spring is the ideal time to start a home renovation project, as the weather (hopefully) improves and allows for building work to continue uninterrupted.

Packing living roomWhether you’re planning an extension to provide much needed extra space, a change around to better suit your family’s needs, or some improvements to help your house appeal to the property market, you want to know that the changes you’re making will be adding value in the long run.

The article offered some interesting estimations of what you can expect in terms of return on investment. For example, if you’re planning to add a conservatory then you could get back around an extra five per cent of your home’s value when it’s time to sell – assuming it’s done properly and is a usable space with thought given to cooling it down in summer and heating it up in winter.

A well-designed kitchen is always going to be popular and can also add up to five per cent onto the value of your house. It’s one less thing for potential buyers to have to think about doing when they move in, and a good quality kitchen should last for years.

Although it’s a bigger undertaking, an extension can be a great way to gain extra space. Whether it’s a wrap around, rear or side return extension, if it’s well thought through you could be adding at least 15 per cent to your property’s market value. A side return, which is more common on a terraced or semi-detached house, to make use of the redundant pathway to the side of the home, takes your property as far as the side garden boundary. It might cost £30-40,000, but it’s worth getting it done well, and making sure natural light is maximised.

If you are planning an extension, it’s worth noting that for the next two years the planning permission rules have been temporarily relaxed and single story extensions up to eight metres for detached and six metres for semis and terraces may come under permitted development. So now may be the time to put those plans into practise.

If you’ve no room for an external extension, why not consider going up into the loft or down into the basement? Loft extensions are pretty common these days, and can add an extra bedroom or two – often dramatically increasing the size of your home, and adding between five and 15 per cent to the value of your home. A basement extension needs to be properly thought through and done by a reputable builder. You don’t want to end up compromising the stability of your home or creating a damp, low-ceiSelf-storage unitlinged dungeon (unless that’s your kind of thing). But done right, it can create valuable extra living space.

But if you’re converting your loft or basement, where will all your ‘stuff’ go? You know the ‘stuff’ we mean – suitcases that only get used once a year, Christmas decorations, boxes of old school books, clothes you may need again, family memories… That’s where McCarthy’s Self Storage comes in!
