Yorkshire’s Property Hot Spots

When you buy a house, do you go for a hot spot or a cooler one?

We’re not talking about the temperature (in Yorkshire, you’d be leaning more towards the cold one) – but how popular a location is on the property market. After all if you buy in a hot spot, you’ll pay more – but prices may continue to rise steadily. If you choose a cooler spot, with a more reasonable price tag, it may well take off, leaving you with the potential for dramatic benefits. Or it might not!

We read an interesting article a couple of weeks ago in the Yorkshire Post on Yorkshire’s hottest hot spots, based around research by PropCast, the UK’s first house selling weather forecast or ‘temperature gauge’ to help homeowners check how easy it might be to sell their home. As it points out – those in the most popular areas are in a seller’s market and those in the weakest are in a buyer’s market.

In Yorkshire the top hot spot (quite a tongue twister) is LS3, which includes Kirkstall, Burley and Woodhouse, with the Kirkstall Forge development and train station leading the way. Leeds also has three other postcodes in the top 10 – LS13 (the ever popular Horsforth and Calverley), LS4 (Kirkstall and Burley again) and the city centre LS1.

Sheffield has five entries on the list – claiming spots two, three and four – with areas including Eccleshall (S11), Beauchief (S8), Ranmoor and Fulwood (S10).

York only has one spot on the list – YO24, which includes Acomb and Dringhouses.

On the cold spots list (which is good for buyers), York is more prominent. YO18 takes second place with Pickering and the picturesque Thornton-le-Dale included in that postcode. The seaside towns of Scarborough (YO11) and Bridlington (YO15) also feature, along with Thirsk (YO7) and Pocklington (YO42). Central Bradford takes the top spot (BD1), with suburb Shipley in third place (BD9). Central Sheffield also features (S1) as does Hull (HU2). It seems Leeds is the place to be if you fancy city centre living – but you’ll definitely pay more for the privilege.

In our experience, the house buying and selling market is rarely so keen to follow trends, with things changing all the time and on a street by street basis. Two streets may share the same outward code (that’s the first section of a postcode if you were wondering – the second part is called the inward code!) but may be entirely different. As may two homes be on the same street! But it never harms to do your research and find out whether there’s a reason your home may not be selling as quickly as you like or homes in the area you love are flying out of the estate agents’ windows – it may simply be down to supply and demand and how many are on the market in that one location.
