Top tips for getting your home looking its best for sales’ photos

We saw a news story this week, all about photos – which got us thinking.

According to electronics company Huawei, the average Brit has 783 images saved on their phone – but hates three quarters of them. The research showed we are a nation of deleters when it comes to photos we don’t like of ourselves – and we’re also pretty brutal about putting up photos we do, which might be less than complementary of our family or friends. “Oh sorry BFF, I didn’t realise you had your eyes half closed and happened to be mid yawn. I look awesome though don’t I?”

Of course, Facebook is full of selfies and Instagram is overloaded with Snapchat filtered-to-within-an-inch-of-their-life photos showing how much more fun everyone else is having round the clock. We kind of miss the days of non-digital cameras and having to wait for the film to be developed before you realized how bad they were. Which was usually pretty terrible! (it was probably the 80s/90s too and the fashion/hairstyles didn’t help).

But one area where we can definitely agree it’s been beneficial to be able to have multiple attempts at photography is when you’re selling your home. No more thinking “oh no, the duvet looks creased”, or “the lighting is terrible, should have switched a few lamps on”, or realizing that you can see that messy pile of magazines you thought you’d hidden.

Getting the photos right is vital to securing the best possible sale – you want people to look at the them and immediately start to visualize themselves living there. How could they not?

So how do you go about preparing your home to make sure the estate agent (or yourself) can get some great photos? Here are our top tips:

  • Planning is key – check out the weather forecast and plan a time/day where natural light is your friend – and ideally there’s no rain, snow or fog to make your photos blurry or dull. All homes look better against a bright blue sky – but we do live in England, so there’s a limit to how much you can do on that front…
  • Kerb appeal is real – you need to make sure the outside of your home looks as welcoming as inside. Tidy up, mow the lawn, get rid of any rubbish, make sure it doesn’t look like a car park and put away items such as brushes, hoses and ladders. Pop them in a garage or shed if you can (any it doesn’t make them look too cluttered if potential buyers want to have a nosy round them) or consider some self storage if not. From just £6 a week, and short term leases available, it might be well worth the money to help you secure the best price for your biggest investment. You can get access whenever you need, so you can always retrieve items you realise you can’t lie without after the photocall!
  • Fresh and clean – if possible, give any tired paintwork a lick of paint, so it all looks fresh and neat. Make sure everywhere is clean and shining.
  • Keep it clear – look at things like kitchen worktops and bathroom shelves – get rid of anything other than the very basic essentials, to create the impression of more space. Again, self-storage might be your friend.
  • Declutter – declutter everywhere. And we mean everywhere. Children’s toys, DVDs, extra furniture, cupboards and drawers which won’t shut they’re so full. It all needs to be gone. People want to think there’s going to be plenty of storage, and they won’t be bursting at the seams. Another one for the self storage!
  • Stage it – you want people to see how they could live in your home – if you have a dining table, consider setting it nicely, so people can imagine sitting there for a family dinner. Move furniture if you need to – even if it’s not how you would have it, think about how other people might use your home. You might prefer a playroom to a dining room – but do you think the majority of potential buyers would feel the same? Maybe add a vase or two of fresh flowers.
  • Light it up – switch on lights, making sure all the bulbs are working, open curtains and blinds. A bright house automatically looks larger and more welcoming.
  • Coordinating – make sure beds are neat and tidy and choose your best sets of coordinated bedding.
  • Paper-free home – don’t have paperwork and letters lying around – file them neatly away. If you have lots of paperwork you no longer need, safely dispose of it.   • How much is that doggy in the photo? – Not everyone is a pet-lover, so make sure animals are out of the way and hide any food bowls, crates or beds which may look untidy.
